All our services are clearly outlined before we begin so that you know exactly what you will receive. All other expenses such as local authority fees or structural engineers fees can also be explained to you during the initial consultation. All drawings are produced on the latest Computer aided design technology giving you the guarantee of quality technical drawings at a competitive cost. We takes great care in producing drawings, which clearly represent your proposals, then submit these to the local Planning Department and liaise with the Planning Department your behalf. We deliver a friendly, efficient service, informing you of all your options, helping you to discover what you really need and then produce your plans and submit them to the Local Authority. We can also produce Building Regulations and any structural/SAP calculations required. |

Free initial meeting We can call at your home to discuss your ideas, offer suggestions and explain the processes involved. At the initial meeting we will also explore your Permitted Development rights and advise whether to submit a Lawful Dvelopment Certificate or a Planning application. Once we have all the relevant information a quotation will be sent to you. All fees are fully explained with no hidden or extra charges. Measured survey For a planning application, Lawful Development Certificate application or building regulations approval application you will need an accurate set of architectural plans showing both the existing property and the proposed extension. If you decide to proceed we will conduct an electronic measured survey of the property and produce a proposed design scheme, usually within 48 hours. A measured survey will usually take a couple of hours. Produce Design drawings We will produce design drawings electronically and email or post them to you. At this stage the drawings can be altered and tweaked to ensure the finished plans are exactly as you require. |
Produce Architectural Drawings Once you have approved the design, a full set of detailed architectural plans are drawn up for your approval, usually within 7 -10 working days. Submit Plans to local planning authority After you have approved the plans we will complete all the necessary paperwork and submit everything electronicaly to your local council. Once submitted the application goes through a verification process and once verified the local authority have 8 weeks in which to give a decision. During this period we will liaise with the planners to ensure everything is progesssing satisfactorily, sometimes just by talking to the planning office and ascertaining whether they need any further information or whether a small change on the plans is required, an application which may otherwise have failed can gain approval. Building Regulations Once planning has been approved, building regulations can be produced for submission to your local building control department. This also includes any structural elements for which structural calculations may be required or a SAP assessment may be required.
